Dennis joined Liberty in 2009, bringing with him over a decade of Class A commercial property management experience. He and his team carry out Liberty’s mission of “Enhancing People’s Lives Through Extraordinary Work Environments” by integrating sustainability and smart management practices into their day-to-day operations to create high performance buildings.

Plans to improve the energy efficiency of 200 Golden Oak started with energy audits and retro-commissioning studies to help the property management team understand the major sources of energy consumption in the building. This knowledge allowed them to target specific areas and develop low- and no-cost strategies to address those end uses.

The first improvement project was the installation of a building wide area network (BWAN), which allowed property managers to monitor the building’s energy consumption. This technology enabled Dennis and his team to address energy waste immediately, rather than making adjustments after the arrival of the usage report on the utility bill. In addition, the team replaced the building’s pneumatic controls with a direct digital control system, an upgrade that offered increased control and enhanced coordination of the HVAC system in the building. 

The value of the project was optimized by combining energy conservation measures with a concerted focus on constant communication within the entire property management team. Dennis started with a building that performed below the national average and implemented smart, effective measures to significantly improve performance. Building on the energy improvements gained by this project, Liberty Property is also making other sustainability upgrades (in water consumption, indoor air quality, sustainable purchasing, waste management) and pursuing LEED EBOM Gold certification.
